SIZE: This light industrial
park contains 1,170 acres; 1,002 acres are being developed, with the
balance set aside for green areas. The first
phase of the park opened in late 2003, consisting of 197 acres. No site
subdivisions have been recorded, allowing flexibility in configuring a

LOCATION: The industrial park is between the Gadsden Municipal Airport
and Interstate Highway 59, at exit 181, six miles southwest of downtown
Gadsden.

to Airport Road (four lanes) and then to Alabama Highway
77 (being five-laned). An I-59 interchange is within one mile. I-20 is

AIRPORT: The
Northeast Alabama Regional Airport in Gadsden is an uncontrolled field
used for private, general aviation purposes. Funding has been approved
for the
installation of an Instrument Landing System. The main, east/west runway
is 6,800 feet long and is being extended to 8,500 feet; the secondary,
north/south runway is 4,500 feet long. A fixed base operator with jet fuel

PERMITTING: The park is zoned light industrial. City approval of site
plans customarily takes no longer than one working day, and approval of
building plans takes no longer than five days. No local environmental permits
are required. A comprehensive Environmental Impact Statement has been completed
on this property (including a wetlands delineation, archeological resources
assessment and endangered species survey) disclosing no problems. This

Industrial Drive are: a 44KV Alabama Power Company transmission line
(service can be provided from two separate feeders);
a 4-inch Alabama Gas Corporation distribution line with a pressure of 150
psig; a 16-inch city water line, with a static pressure of 64 psi and a
residual pressure of 55 psi at a 1,000 gpm flow, and served by a treatment
plant with an excess capacity of more than 8 million gpd; and a 15-inch

OWNERSHIP: This property was granted to the City of Gadsden under the
provisions of the Federal Surplus Properties Act. A federal deed restriction
requires that the land be sold for fair market value unless it is for an
airport-related use, and that proceeds be placed in an Airport Development
Fund. The Federal Aviation Administration releases the titles for individual
parcels, allowing them to be conveyed by the Gadsden Airport Authority.
